Value of Preventive Maintenance
Over time, the savings realized from unrealistically low maintenance budgets soon roll back, in the form of higher capital replacement costs. Additionally, once deferred maintenance begins to accumulate, it becomes increasingly difficult to get ahead of the natural decline rate of any facility. Eventually, this becomes evident to anyone visiting the facility, to the point that facilities experiencing a greater than normal state of decline will find it more difficult to attract patients and faculty.
The familiarity a maintenance staff gains by rigorous and systematic preventive maintenance — with systems, equipment and the procedures used to maintain both — are an intangible additional benefit. When technicians enter the mechanical spaces more regularly, they are more likely to spot problems and take proactive steps to prevent a crisis.
